The Perth Market
Recent official statistics indicate that rental vacancy rates during the September quarter fell from 3.4% to 2.8% with a 4% increase in median rent. This points to an imminent recovery in the affordable end of the market, an assumption that is supported by the fact that sales in the $250 - $350,000 sector of the market were strongly up compared to the June quarter.
The Median House Price for Seville Grove is $341,000 with 5 year average price growth of 6% per annum and 10 years average price growth of 12.5% per annum, both of which are in line with the Perth Metropolitan Area average over those periods.
Western Australia has had the nation's top economy, strongest population growth and best employment figures for some time. For this reason, investors should strongly consider options in the WA investment property market.
There has been a 20%-plus increase in residential sales during August. Nearly 5900 properties settled during the month in what was the largest increase in activity in six years, according to figures from the state's land authority Landgate.
There have also been bullish predictions for the Perth investment property market from BIS Shrapnel and mortgage insurer, QBE, which forecasts that Perth will lead price rises in the capital cities over the next three years. Certainly the Perth market is due: it has been in gradual decline since 2007 and has been the worst-performing capital city market over the past 12 months.
Deloitte's quarterly Business Outlook highlights WA and Queensland as the superchargers of the Australian economy. The report forecasts WA will increase its international exports to $165 billion by 2015-16, with the unemployment rate to hold steady below 4% from 2012-13 onwards. WA's economy is now the strongest in the nation, according to the latest CommSec State of the States report.
BIS Shrapnel managing director, Rob Mellor, forecasts 5 to 8% growth in the next 12 months, as housing finance data have indicated early signs of a recovery. The company predicts Perth house prices will rise by 19% over the three years. Mr Mellor said it was likely Perth was in the midst of a rock-bottom real estate market and housing finance data had indicated early signs of a recovery.
"There is some sense that the worst is over," Mr Mellor told The Sunday Times. "If you start getting more first-home buyers into the market, that's a sign that activity is picking up." He said a shortage of housing was imminent as more people moved to WA from interstate and overseas for a slice of the mining boom. WA is expected to become the world's largest or second-largest producer of LNG by 2020. Premier Colin Barnett says WA produces 21% of the world's iron ore and accounts for 37% of international trade in the metal. It also accounts for 9% of the world's LNG and production is predicted to triple within 10 years from the current level of 17 million tonnes a year.
"Given projects already committed, under production or likely to proceed, I am confident this state will be producing something around 60 million tonnes of liquefied natural gas by 2020," Barnett says. "That will put this state second only to the Gulf state of Qatar and in fact may even exceed Qatar."
WA also faces a skills shortage over the next three years as major infrastructure and resources projects come on stream, according to the WA Chamber of Commerce and Industry. It says $220 billion worth of WA projects are committed, placing pressure on State and Federal Governments to boost the workforce.

The expected continuation of population growth and a widening gap between housing demand and supply will underpin growth in the WA real estate market over the next three years.
Australian Property Monitors senior economist Andrew Wilson expected the market to "rebound strongly".
"There's a lot of pent-up demand in the Perth housing market and Perth is now gathering the sort of economic momentum from the WA resources boom that we expected to see mid-year," Dr Wilson said.
"WA is certainly leading Australia in terms of planned business investments I think we will start to see evidence in the first quarter of next year of some revival and then growth in the housing market. It's like turning a big ship around, it's just hard to turn that ship of consumer confidence around to get it going in the other direction. But once it's there, I think it'll be full-steam ahead, particularly for Perth."
